Go into it with your UVP front of mind. Don't lead with the paperwork.

Your UVP is YOU. It's trust, it's relationship, it's what sets you apart from the other agents that probably showed up with a generic listing presentation.

Don't be like those other agents.

Be like you.

Have a constant dialogue with the client. Find out what they like, what they don't like, actually get to know them. This builds repertoire and allows you to earn their trust.

Oh, and you have to know the comps before you go in there. Do your research, and be real.
